Our vision for land East of Peterborough Road
We are bringing forward plans for a new residential development that will provide around 111 high-quality new homes (including a minimum of 30% affordable), whilst investing in key local infrastructure and providing accessible public green space.
Our vision is to enhance the town’s gateway – this site was previously allocated by South Kesteven District Council as employment space, but Allison Homes is passionate about reimagining the site for residential use to provide a more welcoming and attractive entrance to Market Deeping.

Designed to meet the needs of the local community
- Around 111 high-quality new homes, in a mix of one to four bedroom properties for first-time buyers, families and those looking to downsize.
- A minimum of 30% of new homes designated as affordable, offering a mix of affordable rent, shared ownership.
- Provision of open space, creating vibrant green spaces and planting native species to help enhance local habitats.
- New walking and cycling routes, including the enhancement of the Deepings Green walk, encouraging active travel and exercise.
- Contributions to community infrastructure, including local schools, roads and healthcare.

Local housing need
Supplying new homes
Market Deeping has a clear need for affordable homes. South Kesteven District Council has identified a need for 512 affordable homes each year across the district, including both affordable rent and affordable ownership. The Council’s Housing Register also shows that a number of households have expressed a preference to live in Market Deeping, with demand across a range of property sizes. The proposed development would help respond to this need by providing a minimum of 30% affordable homes, supporting local people and families who require access to suitable, more affordable housing in the area.

The site
Site location
The site is located to the east of Peterborough Road, on the northern edge of Market Deeping, within South Kesteven. Market Deeping town centre is just a short distance away and provides local shops, cafés, pubs, restaurants, healthcare facilities, a pharmacy, post office and a Tesco Superstore.
Market Deeping is well connected by road, with access to the A15, A16 and A1 providing links to nearby towns and villages. Peterborough is approximately 20 minutes away by car and offers a wider range of shopping, employment, leisure and transport connections, including rail services to London, Cambridge and the north.

Understanding Peterborough Road as a key gateway
While this site was previously allocated for employment, we believe that a residential approach is a better fit for Market Deeping’s future. As a prominent gateway into the town, this location deserves welcoming, high-quality development.
By transitioning to housing, the development will mirror the residential nature of the surrounding area, ensuring the site mirrors its neighbours. This choice not only provides much-needed new homes but also helps provide a quieter, more attractive entrance to Market Deeping. This has been reflected in the draft South Kesteven Local Plan, with the site earmarked for residential development.
